Owners & property management
12 questions
Is property management only for NRIs?
No. Nest Partners manages homes for owners who live in the same city, owners who live in another Indian city, owners abroad and owners with several properties. Many owners simply don't want to run a tenancy alongside work and family.
How much does property management cost?
There is no sign-up fee: our property-management fee starts when rent collection starts. From then it is 9% of rent collected, or ₹2,000 per month, whichever is higher. Repair and improvement work Nest Partners coordinates carries a 10% coordination fee. Stamp duty, registration and any statutory or third-party charges apply where required. Commercial terms are confirmed in your Nest Partners management agreement before onboarding.
How do you find and screen tenants?
Your home reaches tenants through the Nest Partners marketplace and our enquiry workflows. We coordinate visits, verify identity and documents, coordinate police verification where applicable, and bring the assessment to you. You approve the tenant before anything is signed.
Who follows up rent and handles repairs?
Nest Partners does. Rent due dates are tracked and late payments are followed up, with payments visible in your owner portal. Repairs are triaged, approved where your agreement requires it, carried out, evidenced with photographs and checked before the job closes.
Can I see what is happening with my property?
Yes. The owner portal shows your properties, tenancies, rental statements, work approvals, maintenance and documents, with anything that needs your decision called out first. It works on your phone as well as on a computer.
What does Nest Partners property management include?
The full rental cycle: onboarding and condition records, tenant placement and screening, the agreement and move-in, rent follow-up, repairs and maintenance, inspections, renewals and move-out, with one accountable team behind it and the work recorded in your owner portal. Scope for any property follows its Nest Partners management agreement.
Is there a sign-up fee?
No. There is no sign-up fee, and our property-management fee starts when rent collection starts. The fee and what it covers are published on the Nest Partners website and confirmed in your management agreement before onboarding. Stamp duty, registration and any statutory or third-party charges apply where required.
Can I approve important decisions?
Yes. You approve the tenant before placement, and chargeable repairs wait for the approval your agreement requires. Approvals are recorded, so every decision stays on the property's history.
How are repairs and maintenance costs handled?
Every issue is triaged and responsibility for the work and cost is established first. Chargeable work waits for your approval where your agreement requires it, the work is photographed, and Nest Partners checks it before the job closes with a record.
I live abroad or in another city. Can you manage my home?
Yes. Our local team visits, coordinates and records the work, and approvals, statements and documents are online in any time zone. Owners abroad can read more on our NRI property management page.
Can I use only tenant placement?
Yes. Our tenant placement service prepares and lists the home, coordinates visits, screens applicants and settles the tenant you approve, and you run the tenancy yourself. Full property management carries on from there if you want it later.
What happens when a tenant moves out?
Nest Partners manages the notice, the move-out inspection and the handover against the home's inventory and condition records, coordinates the settlement steps your agreement defines, and prepares the home for its next tenancy, with the records intact.
Tenant verification in Bengaluru
15 questions
How owners verify a tenant, from identity and references to police verification.
Read the complete tenant-verification guideWhy should landlords verify tenants before handing over possession?
Before handover, the owner still holds the decision and every option. Verification confirms who will live in the home, how the rent will be paid and how the last tenancy went, while there is still time to ask questions or decline. After the keys change hands, the same problems are much harder and slower to fix.
Can property owners legally conduct identity and background checks?
Yes, when the tenant knows and agrees. Explain what you will check and why, take written consent, collect only what the tenancy needs and keep it secure, as India's data protection rules expect. Checks must be applied in the same way to every applicant, and documents must never be collected through an open form or a messaging group.
How do owners verify a tenant's references and previous rental history?
Ask for the previous landlord's name, number and the address rented, and confirm the number belongs to that person, for example against the earlier rental agreement. Ask about rent on time, upkeep, neighbours and how the deposit was settled. An employer can confirm employment, usually through HR. Note what was said and when.
How do tenant verification and rental-agreement preparation work together?
Verification comes first and feeds the agreement. Names, addresses and identity details are copied from verified documents, every adult occupant is named, and the rent and deposit match what was discussed. A discrepancy found while drafting is resolved before signing. Rental agreements in Bengaluru explains the agreement itself.
What documents and information are needed for tenant verification?
Government photo ID for each adult occupant, current address proof and the permanent address, employment and income evidence, previous landlord and employer contacts, recent photographs and the names of everyone moving in. For a foreign national, passport and visa details are also needed, and the stay must be reported through Form C.
What should an owner do if a tenant's name or details differ between documents?
Ask first. Small differences, such as an initial expanded or a transliteration, are common and easily explained with a second document. A different date of birth, photograph or father's name needs a clear explanation and supporting evidence. Record the explanation, and do not sign until the details on the agreement match the verified documents.
How is a tenant's permanent address verified?
Compare the permanent address on the ID with the address the tenant gives, and ask for a document that shows it, such as a utility bill or a family member's ID at the same address. A conversation with a reference from that address helps. The police also use the permanent address in their own verification.
How are employment and income checked?
With the tenant's consent, review an offer letter or employer ID and recent salary slips or bank statements, and compare the income with the rent. Confirm employment with the employer's HR where needed. Students can show a guarantor's documents; self-employed tenants can show tax returns or business bank statements.
How is police verification done for a Bengaluru rental?
Find the police station that covers the property, ask for its current tenant-verification procedure and submit the tenant's details, photographs, identity copies and the agreement details as it requests. Keep the acknowledgement. A submission is recorded as submitted until the police complete their part, and nobody can promise a clearance or a timeline on their behalf.
Can an owner check a tenant's criminal or civil court record?
Court case status is public on the eCourts portal, so a search by name is possible, but it needs care: namesakes are common, and a search does not cover every court. A pending case is not a conviction. Criminal antecedents are verified by the police, which is why police verification is the step that matters for this question.
Should every adult occupant be verified?
Yes. Each adult who will live in the home should show identity and be named in the agreement and in the police submission. Check the occupant list again just before handover and ask the tenant to report changes, such as a new flatmate, during the tenancy.
What consent should an owner take from the tenant?
Written consent that states each purpose: identity checks, background checks such as employment and references, and police verification. Tell the tenant who will see the information and how long it will be kept. Consent for one purpose does not cover another.
What does a verification report contain, and what does it not tell you?
A good record lists each check, the evidence seen, the date and the outcome: clear, review required, adverse or unable to verify. It describes what could be confirmed on that date. It does not predict future behaviour, replace a police verification or promise that rent will be paid.
What should an owner do about a suspicious finding?
Pause the approval and ask the applicant to explain, in writing if needed. Look for evidence that resolves it rather than relying on an impression. If it cannot be resolved, it is reasonable to decline the application. Never confront anyone with unverified allegations or share the finding with others.
What should an owner confirm before approving a tenant?
Identity is verified for every adult occupant, addresses and income are confirmed, references are spoken to, discrepancies are resolved and recorded, consent is on file and the police submission is made or scheduled before handover. Then sign the agreement and record the move-in. Why move-in records matter explains that last step.

5 questions
Do I need to be in India to hand over my property?
No. Onboarding, tenant visits, move-in and inspections are carried out at the home by the Nest Partners team. Where a document needs your signature, the team tells you in advance what is needed and how it can be completed from where you are.
How do I approve a tenant or a repair from abroad?
The team brings the tenant assessment to you for approval before anything is signed. Chargeable repairs wait for the approval your agreement requires, and work approvals appear in your owner portal.
Can I see how my home is doing?
Yes. Inspections are planned twice a year with photo and video evidence, repairs close with photographs, and rental statements and documents sit in your owner portal, where applicable.
Can I send an enquiry with an overseas phone number?
Yes. Choose your country in the mobile number field, then enter your number as you would at home. You can also write to hello@nestpartners.in or call +91 91487 13112, and the team takes it from there.
Do you help with tax on rental income for NRIs?
Nest Partners does not give tax advice. Rental income for non-residents has its own tax rules, including deduction of tax at source on rent paid to a non-resident, so please speak to a tax adviser.
Renting & tenants
7 questions
How do I search for a Nest Partners home?
Search from the tenants page or the marketplace: by city, locality or society, BHK and budget, for rent. Every search runs on the same Nest Partners marketplace inventory, with sample homes clearly labelled; there is no separate catalogue.
How are property visits arranged?
Visits are request-and-confirm. You send a visit request with times that suit you, Nest Partners checks the slot with the owner or our own team and confirms it back to you. A request is never auto-confirmed, and a Nest Partners representative meets you at the property.
Does Nest Partners charge tenants brokerage?
No. Zero brokerage means Nest Partners charges tenants no brokerage fee on applicable Nest Partners-listed residential homes. Onboarding, documentation, processing, stamp duty and registration charges may still apply and are shared with you in writing before you commit.
How is property verification handled?
Homes published by Nest Partners are checked before they go live, and we work with owners or their authorised representatives. Verification status is shown on a home where applicable, and homes marked Nest Partners Managed are operated by our team end to end.
What happens during move-in?
Your agreement and documents are prepared and shared, and, where applicable, the inventory, condition of the home and handover are documented, so the tenancy starts from a written record both sides can refer back to.
How does maintenance work after I move in?
Raise the issue from My Nest Partners once you are signed in. Nest Partners reviews it, coordinates the action with you and keeps the status updated until it is completed, with a record of what happened.
What do I get in the tenant portal?
Your tenancy in one app: rent due and your payment history, a receipt for every confirmed payment, your agreement and documents, and repair requests you can follow to completion.
Still need help?
If your question is about a specific property, tenancy or requirement, the Nest Partners team answers it directly. Working hours: 9:00 AM – 6:30 PM, Tuesday to Sunday (Monday weekly off).
